JOB OBJECTIVE:  Plans and directs Building Maintenance activities in buildings and facilities and to supervise Building Maintenance personnel.

 

ESSENTIAL JOB FUNCTIONS:

 

1.         Assigns and schedules projects related to repair, preventive and special maintenance, and remodeling at City buildings; ensures preventive maintenance is performed according to schedule.

 

2.         Monitors work in process and completed work to ensure compliance with instructions and plans.

 

3.         Reviews work orders and emergency calls to determine priority of projects and assigns appropriate employee to each project.

 

4.         Visits project sites and reviews work orders to determine materials and time required.

 

5.         Purchases or requisitions needed supplies and materials; recommends suppliers to supervisor based on price, product quality, and response time; maintains an inventory of standard repair and maintenance materials and shop tools.

 

6.         Provides information to supervisor regarding maintenance and repair projects and cost estimates.

 

7.         Ensures the completion of work orders on projects listing time, materials, and personnel required for each; attaches invoices to work orders and forwards invoices for payment.

 

8.         Contacts contractors as required for projects requiring equipment or work force not available; reviews work of contractor to ensure specifications are met.

 

 

9.         Completes regular reports listing number of projects completed by each employee.

 

10.       Provides technical information and special instructions to Building Maintenance personnel.

 

11.       Prepares rough sketches of projects as required; reads plans and/or prints of City buildings to determine locations of subsystems or areas requiring special maintenance or repair.

 

12.       Operates a microcomputer to enter work orders, print reports, corrects data as required.

 

13.       Informs City departments of status of work order requests.

 

14.       Responds to building repair emergencies including those occurring on weekends and after hours; assesses the need for repairs and contacts appropriate personnel; ensures work is completed properly.

 

15.       Operates a microcomputer with spreadsheet, word processing and auto cad software to prepare specifications, scopes of work, schematics and drawings for various maintenance projects.

 

16.       Operates a City pool automobile in the performance of essential job functions.

 

SECONDARY DUTIES AND RESPONSIBILITIES:

 

1.         Serves as backup to the Building Services Manager during absences.

 

2.         Performs other related duties as required.

 

SUPERVISORY RESPONSIBILITIES:  Air Conditioning and Heating Mechanics, Building Maintenance Mechanic - Senior, HVAC Apprentice, Plumbing Apprentice, Electricians, and Plumber.

 

MINIMUM QUALIFICATIONS:

 

Knowledge of the principles and practices of repair and maintenance, including preventive maintenance, of air conditioning and heating systems, building maintenance, carpentry, electrical, and plumbing systems.

 

Knowledge of computer fundamentals and business software, including database, spreadsheet and word processing software.

 

Skill in the operation of an automatic transmission automobile.

 

Skill in the operation of a microcomputer, utilizing database, and word processing software.

 

Ability to review projects and accurately estimate the amount of materials, time and total cost involved.

 

Ability to establish priority of requested projects.

 

Ability to read and interpret building blueprints and schematics.

 

Ability to maintain records and prepare regular reports.

 

Ability to assign and direct the work activities of Building Maintenance employees.

 

Ability to communicate effectively, both orally and in writing.

 

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

 

These knowledge, skills, and abilities are usually, although not always, acquired through the completion of high school, two (2) years of experience in building maintenance and repair, including air conditioning and heating, carpentry, electrical, and plumbing systems, in the building trades, or a related area, one (1) year of experience in microcomputer use, and one (1) year of supervisory experience.  Equivalent combinations of education and experience will be considered.

 

ADDITIONAL REQUIREMENT:  Must possess a valid Arkansas Class D (Non-Commercial Vehicle) Driver’s License before employment and maintain licensure for the duration of employment in this position.
