JOB TITLE: Building Maintenance Mechanic - Senior
MAINTENANCE

JOB
OBJECTIVE: To perform carpentry and related duties in
repair, maintenance or remodeling of City buildings.
ACCOUNTABILITY: Receives general supervision from the Building Services
Supervisor.
ESSENTIAL
FUNCTIONS:
1. Assigns
and directs the work activities, trains, and monitors and evaluates the
performance of Building Maintenance Mechanics.
2. Performs
carpentry work required to remodel, construct, and add minor additions to
buildings, and to repair buildings and furniture.
3. Operates
hand and power tools to cut, shape and install various materials.
4. Visits
project sites and reviews work orders and sketches to estimate materials
required; purchases needed materials within established purchasing limits and
notifies supervisor of additional materials needed.
5. Performs
finish carpentry work, such as installing trim molding, and building shelves,
bookcases and cabinets.
6. Installs
insulation, hangs Sheetrock or paneling, and mud or float walls and ceilings.
7. Repairs
or replaces building components such as doors, door frames, locks and windows.
8. Stains,
varnishes, and paints furniture and cabinets.
9. Completes
a work order on each project listing time and materials required.
10. Operates
a light truck to transport tools, materials, and equipment to various work
sites.
SECONDARY DUTIES AND RESPONSIBILITIES:
1. Repairs
roofs by replacing or installing roofing materials.
2. Installs
floor coverings and countertops.
3. Directs
work activities of Work Release trusties and Job Corps trainees.
4. Performs
other related duties as required.
SUPERVISORY RESPONSIBILITIES:
Provides general supervision to Building Maintenance
Mechanics and Painter.

REQUIRED
KNOWLEDGE, SKILLS, AND ABILITIES:
Good
knowledge
of standard carpentry practices and techniques.
Some
knowledge
of the methods and techniques for application of protective coatings to
furniture and cabinets.
Some
knowledge
of roofing methods and materials.
Skill in the operation of hand
and power carpentry tools.
Skill in the operation of an
automatic transmission automobile.
Ability to accurately estimate time
and material requirements for assigned projects.
Ability to read and interpret
simple blueprints and sketches.
Ability to complete work orders on
projects completed.

ACCEPTABLE
EXPERIENCE AND TRAINING:
Completion of
a standard high school or vocational technical school course in the building
trades; at least two (2) years of experience in carpentry or related
building trades; OR any equivalent
combination of experience and training which provides the required knowledge,
skills, and abilities.
ADDITIONAL
REQUIREMENT:
Must possess
a valid Arkansas Class D (Non-Commercial Vehicle) Driver’s License before
employment and maintain licensure for the duration of employment in this
position.
